Statements like, “You’re so lucky you get to work from home” and “Oh, I wish I was lucky enough to be my own boss” really bother me because it completely discounts the amount of hard work that goes into making opportunities happen in one’s life.

Luck has almost nothing to do with someone being their own boss or making their business a success. That mother working from home to be there for her family isn’t lucky. She has taken risks and invested countless hours of hard work to get herself into a position to create that life for herself and her family. She’s not doing anything that you couldn’t do yourself if you really wanted to.

One such mother who comes to mind is Staging Diva Graduate Laura Kakoschke of Hunter Lake Home Staging and Design. Laura isn’t “lucky” because she’s able to work from home and home school her three children while she earns more money than she ever did working her fancy government job.

Laura made this happen by setting herself up to succeed in a business based on her natural talent for decorating.

Laura did her research and took the home staging training program that would suit her needs and allow her to build a profitable business. Then she put what she learned to use.

It was smart marketing tactics (like being listed on the highly trafficked Staging Diva Directory of Home Stagers) rather than luck that helped Laura get the projects she needed to make this career work.

It wasn’t luck, but what she learned about properly pricing her home staging services that allowed Laura to start making more money than she did working in management position with the government.

Just like it’s foolish to wish you could win the lottery even though you don’t buy tickets (and actually even if you do), you can’t waste your life wishing you could fire your boss and go into business for yourself unless you make a move to make that happen.

Being in the right place at the right time can play some part in the success of a business, but mostly it’s commitment, hard work and doing something you’re passion about that will let you make your own “luck” in this world. What are you going to do with your future? Will you leave it to luck, or will you work hard to create the life you want to be living?

Ontario Home Stager Proves Real Estate Agent Wrong

With two very young children at home it was a risky move on Fabia MacNair’s part to quit her job in the residential development field to run her Ontario home staging business, Styling Spaces, full-time. But it’s a risk that continues to pay off for her and her family.

Fabia has worked hard to put what she learned in the Staging Diva Home Staging Training Program into practice (she was obviously motivated to make her business work having given up her steady job). She has even been mentioned in her local newspaper after giving a staging seminar to local members of the community.

In December of last year, Fabia received a call from a homeowner who was listing his home and despite the fact that his real estate agent did not feel the home needed to be staged, he called in Styling Spaces to do the job anyway. After being a home stager for 7 years, I can assure you what happened to Fabia in this case is common. Savvy home sellers use their own common sense even if their agent isn’t a believer in staging.

When the agent came back and saw the transformation she was “wowed” and immediately hired Styling Spaces to stage four of her other listings.

One of those listings had been on the market on and off for a year before staging and it sold that same weekend. Two of the homes sold same day and one that had been overpriced for its market sold for ,000 over market value.

That skeptical real estate agent became a big fan of Fabia and spread the word around her office leading to lots more work for Styling Spaces.

This story proves you cannot depend on real estate agents for your business. (That’s a lesson covered in Course 4 of the Staging Diva Program when you learn about the four key target markets a home stager has). Obviously the homeowner in this case had been educated about the value of staging and look at the snowball effect that followed.

What could make a stronger case for hiring a home stager than an offer coming in after a home was staged…from a person who saw the home before staging without any interest?

That’s exactly what happened with a Maryland property transformed by home stager and Staging Diva Graduate, Holly Battaglia.

Her clients, who found her online had their house on the market for part of 2007 and for most of 2009. They didn’t have a single offer on the property despite all that time on the real estate market.

After they hired Holly to stage the house, the couple had 7 showings in 7 days and one resulted in an offer. 

That offer was not accepted because it was too low and the sellers knew with all the activity happening on their property thanks to Holly, they wouldn’t have trouble selling it.

Holly believes the offer (which had come from someone who’d seen the house before), was because the prospective buyer felt an urgency to take action— fearing that since the property looked so good after staging, someone else might snatch it up first.

That’s what home staging is all about…perception of how desirable a property is. And that’s why it works.

Besides working full time as a home stager, Holly works part time as a nurse and is a busy mother of four children. When someone has as hectic a schedule as Holly, it makes a lot of sense to market online because she has something promoting her staging business 24/7 while she carries on with her full life.

According to Holly, the fee she made on this one project, which was a result of her online marketing efforts, covered the cost of her home staging training program and her Staging Diva Directory of Home Stagers listing.

Much of your professional image, your public perception and essentially your success as a home staging professional, boils down to the amount of confidence you have in yourself and your abilities. This point is demonstrated brilliantly in a quote about leadership from Adlai Stevenson, an American politician appointed by John F. Kennedy as Ambassador to the United Nations when he said:

“It’s hard to lead a cavalry charge if you think you look funny on a horse.”

How much faith do you put in a seemingly inept professional? I fired a real estate agent I worked with during one of my moves to a new city because she seemed like she didn’t know what she was doing just because of how she handled seemingly ordinary tasks like being organized for showing appointments.

Whether she could have negotiated well for me or not, I’ll never know because she didn’t inspire the trust I needed to have from the start. As a professional home stager you have to appear as a professional stager by how you look, what you do and what you say.

Whether or not you’ve done a paid staging project before, you need to project a confident image.

If you arrive at your home staging consultation with butterflies in your stomach, that’s normal, but you mustn’t let your client know about them! As a professional home stager, you have to look the part. And in order to look the part, you have to feel like you have it all together.

You wouldn’t be reading this article unless you’re a home stager already or plan to become one, and if that’s the case, you likely have the raw talent it takes to be a success in this business. After that it’s confidence you need.

The right home staging training program will automatically make you more confident in your abilities because it will help you build the foundation that will support those abilities. When you have more confidence inside, you project a more confident image automatically to others. They sense it first in your body language and then by what you say.

If self-confidence wasn’t such an important element of being a home staging professional, I wouldn’t have invested time in developing so many products to help you believe in yourself, in all areas of starting your business.

Aspiring Home Stagers Battle “Same Old, Same Old”

There are several traits that set entrepreneurs apart from those who live their lives aspiring to be entrepreneurs. Many of the most important characteristics have nothing to do with business acumen or working capital.

I believe what defines those of us who go ahead and step into the unknown of self-employment is: a belief in our talents, a passion for what we do, a willingness to step outside our comfort zone even if that means making mistakes along the way and a commitment to not settle for the “same old, same old.”

New home stagers need to push past their uncertainties and move forward in their staging business, even if that means making some mistakes along the way.

A fear of stepping into the unknown isn’t the only thing holding aspiring home stagers back from following their dreams. Others experience “paralysis by analysis,” wanting everything to be perfect before they start and taking months or even a year planning their staging business without actually getting going and starting it!

I’m a recovering perfectionist so I understand. I’m also a big researcher who likes to look into everything and know lots about a subject before moving forward. 

Around when I turned 40, I realized that both of these were really procrastination tactics which were standing in the way of living my life’s purpose and having true satisfaction. I wasted 20 years of my life being “stuck” in careers or jobs I didn’t like because I hadn’t figured that out! Why do we procrastinate when we actually know what we’re meant to do?

Because we’re scared of changing the status quo, the “same old, same old.” That’s normal but at some point you’ve got to ask yourself, “Do I actually want to do this or don’t I?”

If you do, then get going and do something rather than continuing to read, plan and dream about it.

If you don’t, then let it go and never give it a second thought. Put your energies instead on the next idea that is something you really want to do.

Just don’t waste your life sitting on the fence because it will never get you anywhere! 

Nothing will ever be “perfect” and you will never have “all” the answers. At some point anyone who has ever started a business just accepts that reality.

One common scenario I hear about is not having the support from a spouse to step out and follow a dream. Sometimes it’s not a spouse, but a grown child or a close friend who doesn’t feel that starting a home staging business in this economy is a wise thing to do, or they aren’t familiar enough with the industry to get behind the idea.

My first piece of advice would be to ask yourself if you really need someone else’s permission to follow your own dream. 

Aspiring home stagers, I want you to ask yourself a simple question: What’s the worst thing that could happen if you enrolled in a home staging training program and started your own business?

Think about it. The worst thing that could possibly happen is that it wouldn’t work and you’d be out your start up costs and the cost of the program which would be somewhere around the 00 mark in total. That’s not a significant investment in the overall scheme of things, especially when you consider the feeling you will have just knowing that you took the risk and refused to settle for a life of “same old, same old” even if it wasn’t making you happy. Because no matter what happens, you’ll be able to take that lesson with you through the rest of your life in whatever you do.

When you add somebody as a friend on a social site and the start to blast your offers to them like some sort of demented robot, that does not make people to like or trust you.

Although, they might actually start to feel like they know you because they will feel like you are a selfish, inconsiderate, butt head.

You have heard the Golden Rule stated a million different ways.

“Do unto others as you would have them do unto you.”

“You must first show interest in others before they show interest in you.”

“…whatsoever a man shall sow that shall he also reap…”

What does this mean?

If your social media contact has taken the time to write a bio, and add  links to their websites on their social profile pages, then maybe that is a sign that they want someone to look at it.

Read their bio, visit their links. If you click on their link and it sends you to a sales page or a landing page of some sort, it won’t kill you.

What you can learn from that?

Maybe you will learn that they are trying to sell something just like you are.

You might actually be able to get some valuable tips  from them, or maybe you will learn that they want your help. The key word is that they want your help, not need help by using your products or services, or by joining your business opportunity.

You might also learn that you have something in common. You might even make a friend and the relationship will grow.

Then again, you might learn that a particular contact is also an over-zealous network marketer, who can not seem to stop talking about how great his or her company, compensation plan, products, and services are. Hence you might get turned off, and the relationship might not go anywhere at all.

The point is that you many never find any of this out if you do not first show a genuine interest in others that you meet online.

If you have the raw talent and necessary skills in selling products or services and if you think you can help others to make a successful career in sales, you can easily begin sales coaching for a living. Success in the sales field is not that easy, and with so many people trying to outdo everyone else, being one of the top salesmen in your field is no mean feat. Let’s assume that you have been in sales for 15 years and have worked your way up the ladder, time and again hitting road blocks and various obstacles – you understand the hardships behind sales and you can teach others about it. You have now reached your peak and are a success and your life experiences can be used to begin sales coaching seminars and classes in your area.

Whether you are an expert in individual sales or business sales, team sales, direct sales, and more, you can start a sales coaching seminar covering any topics you like. Perhaps you want to show other salespersons the benefits of opening their own business, or perhaps you have expert knowledge in team sales training – you can help.

Taking a sales course is fun and very important for people that want to succeed in their sales career. You also took various sales courses when you started out in sales, and you can explain that this helped you achieve your goals and put you in the position you are in today. When you want to start your sales coaching course you might need to do a bit of research into public speaking and giving presentations, but let’s face it, this is what you will already have learnt and are probably doing every day when you sell something. You might be used to speaking and giving presentations in front of large groups of people, but even if you are not, the basic principals remain the same. 

Confidence is key! Selling an idea follows the same logic as selling a computer. You have to be confident in it, otherwise other people won’t be, and you won’t make the sale. Being pushy, on the other hand, will also put people off. You must be natural, friendly, helpful and ready for anything. These same concepts are used for all types of sales, and you might be able to cover this in more detail when you begin sales coaching. Your sales coaching career can be the natural progression from a life in the sales industry, and if you want more time at home with your family, or want to retire from a large corporation, then going into individual sales and teaching a seminar or two might just be the perfect way to do it.

Mastering the techniques and skills behind selling products and services, or even ideas to people is the first step in your sales path, but after you have become an expert you can find colleges and schools who will allow you to do some sales coaching. Your expertise on the subject is invaluable and you can also keep your skills and techniques honed during this process.

Don’t Let a Grade Determine If You Can Be a Home Stager

There’s a new phenomenon I’m dealing with as the operator of a home staging training program that I’ve never had to deal with before.

I’ve been receiving many teary phone calls from people who have taken another training program who “just” fell short of the 80% required to “qualify” for guaranteed employment as a home stager. Many of them find that no matter how educated or talented they are, or how long they’ve been staging homes on their own, they can’t get that elusive 80% needed to successfully complete the program for the “guaranteed job.”

This ends up destroying the stager’s confidence to the point that they feel like they don’t have what it takes to make it in this industry and often that couldn’t be farther from the truth.

When you have an organization offering guaranteed employment, you have to question the promise being made. I don’t know how anyone can guarantee employment in any field, anywhere in this economy.

Read the fine print attached to any claim that sounds too good to be true. If it has been set up so that only those that get 80% qualify for a guaranteed job, how easy do you think they’re going to make it for people to meet that mark? Isn’t it one giant loop hole?

If you’ve taken your training from one of these companies and have had your confidence shaken because you weren’t able to make the grade, please don’t let that stop you from pursuing your dream.

It doesn’t mean that you aren’t cut out to be a home stager and it doesn’t mean that you’ll never find work as a home stager. All it means is that you are one of many talented people who weren’t able to qualify for jobs that may or may not actually exist.
